Important Information

Vertical Village is a shared land participation project and is not presently a sale of separately titled residential lots. References to 300 m², 450 m² and 600 m² land-share categories, approximately 120 potential future lots, future subdivision, allocation or individual titles describe intended future project objectives only. Any future rezoning, subdivision, lot configuration, development, infrastructure and individual title outcome is subject to applicable planning controls, infrastructure availability, professional assessment and approvals from relevant government and other authorities. Future timeframes, property values, capital growth and investment returns are not guaranteed. Participants should carefully review the applicable project documentation and obtain independent legal, financial, taxation and planning advice before participating.

Welcome Note

Welcome to Vertical Village — a future-focused cooperative land initiative proudly presented by Nirala Holdings Australia.

For many Australians today, purchasing property has become increasingly difficult. Rising property prices, high interest rates, strict lending conditions, and growing living expenses have created enormous barriers for ordinary families trying to secure their future.

Many hardworking individuals spend years saving for deposits while property values continue moving further beyond reach.

Vertical Village aims to create an alternative pathway. Instead of relying entirely on large bank loans, this project encourages people to collectively secure strategically located land through manageable instalments, flexible structures, and long-term planning.

The Project Site

110 Carr Road, Bringelly NSW 2556

An area undergoing extraordinary transformation due to the development of the Western Sydney International Airport and Bradfield City — one of the largest infrastructure and economic transformations currently taking place in Australia.

Vertical Village has been designed for people who:

  • Believe in long-term thinking
  • Prefer real assets over speculation
  • Want to participate collectively
  • Seek affordable pathways into land ownership
  • Value future growth potential
  • Prefer interest-free structures
  • Wish to build long-term family security

A Real-Life Scenario

Imagine a young couple currently renting in Sydney. Every month they pay rent, transport costs, groceries, childcare, and utilities. They attempt to save for a house deposit, but property prices continue rising faster than their savings.

Instead of waiting indefinitely, they join Vertical Village with another family member. Together, they participate in a land share through instalments.

Five to ten years later, they may potentially hold a strategic land asset within one of Western Sydney's future growth corridors. This is the philosophy behind cooperative land participation.

About Vertical Village

About Vertical Village — Cooperative Community

Vertical Village is a cooperative land initiative established to help ordinary Australians participate in strategically positioned land opportunities through collective participation. The project is centred around several key principles:

Accessibility
Affordability
Long-term planning
Community participation
Sustainable growth
Strategic positioning

Unlike traditional property models where individuals often borrow heavily to purchase completed properties, Vertical Village focuses on acquiring strategically positioned raw land earlier within the development cycle.

The project aims to create opportunities for participants to secure land exposure earlier, spread payments over time, participate collectively, and potentially benefit from future infrastructure growth.

Important

This project is not represented as a quick-profit model. Rather, it is structured as a long-term land participation and future positioning initiative. All participants are encouraged to seek independent legal and financial advice.

Our Vision, Mission & Corporate Values

Our Vision

To establish an affordable, cooperative, and community-oriented land ownership model that empowers ordinary people to participate in strategic land opportunities without excessive dependence on traditional debt — building communities where families collaborate rather than compete, land ownership becomes more achievable, and future generations inherit productive assets.

Our Mission

  • Make strategic land participation more accessible
  • Promote interest-free land initiatives
  • Encourage disciplined long-term savings behaviour
  • Create pathways toward future land ownership
  • Build cooperative communities focused on shared growth
  • Help participants secure long-term assets

Our Corporate Values

1

Affordability

We believe land participation should not be limited only to wealthy individuals. Flexible payment structures and cooperative participation models help reduce barriers to entry.

2

Transparency

Participants are encouraged to read documentation carefully, ask questions openly, seek independent advice, and understand all risks and limitations before committing.

3

Community

Vertical Village is built around collective participation. We believe shared effort often creates stronger outcomes for every participant.

4

Long-Term Thinking

Land projects require patience, planning, and discipline. We encourage participants to focus on long-term positioning rather than short-term speculation.

5

Sustainability

Future community concepts may include parks, shared green spaces, walking paths, recreational areas, community gardens, and eco-conscious planning principles.

Why Bringelly Matters

Bringelly aerial view — Western Sydney growth corridor

Bringelly is rapidly transitioning from a semi-rural suburb into one of Western Sydney's most strategically positioned future growth regions. Located within the broader Aerotropolis corridor, Bringelly sits near several transformative infrastructure projects — representing one of the largest infrastructure and economic transformations currently taking place in Australia.

Western Sydney International Airport

Curfew-free 24-hour operations · ~8.5 km

Bradfield City Centre

Future innovation hub · ~10 km

Sydney Metro Airport Line

Proposed metro infrastructure

M12 Motorway

Direct airport road link

Northern Road Upgrades

Logistics & Manufacturing Precincts

Employment and freight hubs

Despite future growth potential, Bringelly still maintains open landscapes, semi-rural character, large land holdings, and lower density surroundings — this combination of strategic positioning and spacious character is one reason many investors continue monitoring the region closely.

Western Sydney Airport & Bradfield City

Western Sydney Airport & Bradfield City

The Western Sydney International Airport is expected to become one of Australia's most important aviation and logistics gateways. Unlike Sydney Kingsford Smith Airport, the new airport is expected to operate curfew-free, allowing 24-hour operations — significantly amplifying freight, logistics and passenger potential.

Expected Economic Impacts

Employment growth
Tourism expansion
Freight and logistics activity
Commercial investment
Infrastructure development
Housing demand
Population growth

Bradfield City is being planned as a future innovation-focused economic hub — featuring smart-city infrastructure, innovation precincts, advanced manufacturing, research facilities, technology sectors, and education and health precincts.

Historically, major transport and airport infrastructure projects around the world have often transformed surrounding regions. Examples include the Dubai Airport corridor, Singapore Changi region, Western Sydney Olympic transformation, and Melbourne Airport commercial corridor. While every project is different and future outcomes cannot be guaranteed, infrastructure-led growth has historically influenced surrounding land demand.

Why Consider Vertical Village

Strategic Location

Positioned near Western Sydney International Airport, Bradfield City, future Metro connections, and major motorway infrastructure.

Lower Entry Pathway

Compared to traditional property purchases, cooperative land participation may provide significantly lower barriers to entry.

Flexible Structure

Participants may start with an initial deposit, pay through instalments, participate collectively, or use SMSF structures subject to advice.

Long-Term Land Exposure

Land is a finite resource. Strategically positioned land near future infrastructure corridors may attract increasing long-term interest.

Diversification

Land participation may serve as a diversification strategy alongside businesses, shares, traditional property, and superannuation investments.

Real Asset Participation

Unlike purely digital or speculative investments, land remains a physical, tangible asset with intrinsic value.

Potential Advantages of Early Participation

Early participation may provide several advantages that are not available to later stage participants.

  • Lower stage pricing locked in at Stage Two rates
  • Longer repayment durations available for earlier participants
  • Earlier positioning within allocation and lottery systems
  • Greater payment flexibility and customisation options
  • Earlier positioning within allocation and lottery systems (final locations subject to the approved subdivision plan)

Example Scenario

Participant A joins during Stage Two. Participant B joins two years later.

Participant A may potentially pay a lower entry price, have more repayment time, receive earlier allocation positioning, and experience less overall financial pressure. This demonstrates why timing can significantly influence affordability.

Land Yield Strategy & Allocation Model

The Vertical Village project adopts a conservative land allocation strategy. Rather than assuming maximum yield outcomes, significant land portions are allocated toward shared infrastructure and community spaces.

Flexible Structures

Participants with irregular business income, contract payments, seasonal income, or family support contributions are encouraged to discuss flexible arrangements. Approval for alternative structures remains subject to project management review.

SMSF Participation

Participants may potentially use Self-Managed Superannuation Funds (SMSFs) subject to independent financial advice, legal compliance, SMSF trustee approval, and appropriate structuring.

Long-term retirement positioning
Portfolio diversification within SMSF
Exposure to infrastructure growth corridors
Asset-backed land participation
Interest-free instalment compatibility

⚠️ Important Disclaimer

Participants must always obtain independent financial and taxation advice before using superannuation funds. SMSF regulations are complex — non-compliance can result in significant penalties.

Buying as a Group

Buying as a Group — Cooperative Participation

Not everyone can afford land participation individually. Vertical Village allows cooperative group participation structures to reduce individual financial pressure and expand accessibility.

Family Participation

Siblings or extended family members may combine resources to collectively participate.

Friendship Groups

Friends may collectively participate to reduce individual financial commitment.

Company Structures

Some groups may establish companies or partnerships for collective participation.

Group Scenario

Four friends each save money individually for years but struggle to purchase land alone. Instead, they participate collectively in a larger land category. Over time, their combined participation allows them to gain exposure to strategic land positioning that may otherwise have remained inaccessible individually.

Long-Term Value Considerations

Return on Investment Potential

Historically, land located near major infrastructure corridors has often experienced increased market attention over time. The Western Sydney growth story provides a compelling long-term backdrop.

Potential Growth Drivers

  • Airport development and 24-hour operations
  • Population growth and housing demand
  • Road and motorway upgrades
  • Metro infrastructure expansion
  • Commercial investment
  • Employment generation
  • Urban expansion and rezoning

Potential Value Sources

  • Long-term land appreciation potential
  • Future subdivision upside (STCA)
  • Infrastructure-led demand growth

Full Payment Benefits, Referral Rewards & Buyback Support

From Stage 2 onward, shareholders who complete the total amount payable for their land share unlock four Full Payment Benefits under the applicable project terms. The previous Stage 1 full-payment discount promotion ($5,000 / $7,000 / $10,000 discounts) has been retired.

Monthly Dividend Payment (0.1%)

A monthly payment of 0.1% of the total amount paid commences from the month after full payment is completed.

Lottery Draw Entry Serial

Your serial of entry into the lottery draw is secured by the order in which you complete full payment — 60 serials for 300 sqm, 30 for 450 sqm, 30 for 600 sqm — ahead of instalment shareholders.

Project Ambassador & Referral Rewards

You are entitled as a Project Ambassador. For each successful referral you receive $2,000 and the new buyer receives a $2,000 rebate applied to their final instalments. A Project Associate (an instalment payer) who refers a new buyer gives the new buyer a $1,000 discount.

Completion Certificate & Company Register

You receive a Payment Completion Certificate and hold 1 of 120 shares in the company, representing 49% of the land holdings for future lot subdivision.

Exit Charge

A $10,000 project admin fee applies to any withdrawal before project settlement (9 March 2029), regardless of whether the shareholder has completed full payment. No exit charge applies after settlement.

Buyback Support

Subject to project conditions, the company may potentially assist participants who experience difficulty reselling their share after settlement. The objective is to create greater participant flexibility and confidence. Specific conditions and eligibility requirements apply.

Current Market Overview

Current Market Overview — Western Sydney Growth

In many established Sydney suburbs, entry-level house-and-land packages may exceed $1 million. Strategically positioned land participation projects may attract participants seeking earlier exposure to future growth corridors at a significantly lower entry point.

  • Western Sydney is one of Australia's fastest-growing regions
  • Sydney median house price has historically grown faster than wage growth
  • Western Sydney Airport employment targets exceed 200,000 jobs
  • Camden LGA is one of NSW's fastest-growing local government areas
  • Aerotropolis corridor population projected to exceed 1 million by 2056
  • $20B+ in committed government infrastructure investment in the region

Flight Path, Zoning & Constraints

Flight Path, Zoning & Constraints

Understanding the planning framework and physical constraints affecting the project site is an important part of participant due diligence.

Airport Flight Paths & Noise Contours

The WSI Airport will generate flight paths over portions of the region. Affected properties may be subject to ANEF noise contours. The project site is outside the most constrained noise zones.

Current Zoning — Refer to Section 10.7 Planning Certificate

Current zoning should be confirmed from the current statutory planning information and Section 10.7 Planning Certificate. This is the baseline from which any future rezoning may be considered as the Aerotropolis plan progresses.

Western Sydney Aerotropolis SEPP

State Environmental Planning Policy providing the overarching framework including future investigation zones that may transition to urban zoning.

Flood & Environmental Overlays

Portions of the area may contain flood-related overlays and biodiversity sensitivity mapping. These influence future subdivision design.

Infrastructure Corridors

Future road, rail, and utility corridors may traverse or adjoin portions of the growth area, as mapped by Transport for NSW.

Verify Independently

All planning and zoning information should be verified through Camden Council, the NSW Planning Portal, and the Western Sydney Airport Authority. This information does not constitute planning or legal advice.

Past, Current & Future Cooperative Projects

Cooperative and collective land models have a long history of success across Australia and globally. Vertical Village builds on these established principles, bringing them to the Western Sydney growth corridor.

The Cooperative Model in Australia

Cooperative housing and land models have existed in Australia for decades. Housing cooperatives, community land trusts, and collective purchase arrangements have allowed groups of individuals to access property that may have been unaffordable individually. These models have been particularly successful in creating intergenerational wealth and stable community environments.

Vertical Village — Current Phase

The Vertical Village project at 110 Carr Road, Bringelly NSW 2556 is currently in its active expression of interest and early participation phase. Stage Two pricing is available to participants who register during this period.
